How can you finance your home?
Within the NEAR living project, we work exclusively with mortgage specialist Stone & Belter, ensuring professional service and favorable conditions for you. The purchase process is clear and designed to suit real life.
STEP 1
Reservation deposit of CZK 150,000
You’ll pay immediately after signing the reservation agreement. This secures your chosen apartment and gives you time to arrange financing.
STEP 2
15% deposit upon signing the preliminary contract
This amount serves as a deposit. The entire process is legally secured and protects both parties.
STEP 3
85% due at handover
You pay the majority of the price only when the apartment is finished and ready to move in. Minimal financial burden during construction.

All mortgage advisory and loan arrangements are handled through Stone & Belter, our trusted partners.

How to buy
Simple, step by step
Reserve with no commitment
Found the apartment you like? Reserve it with no obligation for 5 working days – free of charge. This way, you’ll have time to think everything through in peace.
Apartment reservation
Once you've made your decision, we'll sign a reservation agreement together. Within 3 working days, you'll pay a reservation fee of CZK 150,000 incl. VAT – and the apartment will be reserved exclusively for you.
Agreement to purchase
Within the following month, we'll prepare and sign a future purchase agreement and agree on each step together. At the same time, our mortgage partners from Stone & Belter will be happy to assist you with financing – hassle-free, with no fees, and at favorable interest rates. Within 10 days of signing, you'll pay a 15% deposit on the purchase price (the reservation fee will be deducted).
Choosing standards and custom options
You can tailor your apartment to your style and vision. Floors, doors, bathrooms, and other details will be guided by our Probydleni client center. The earlier you share your requirements, the more options you’ll have.
Finishing the project
Once the building is complete, we’ll invite you to inspect your apartment. You will then pay the remaining 85% of the purchase price (from a mortgage or your own funds). All documents and deadlines will be clearly available in the client portal – and we’ll guide you through the entire process.
Key handover
The big day! You receive the keys, the necessary manuals, and the forms for utility transfers. With the entry in the Land Registry, you become the proud owner of your new home.
